What is Anchor Facilities and what do you do?
Anchor Facilities Limited is a professional property maintenance and facilities management company based in Co. Clare, Ireland. We deliver planned preventative maintenance contracts, statutory compliance management and reactive maintenance for commercial, residential and industrial properties across Dublin, Cork, Galway, Limerick, Clare and Tipperary. We are registered in Ireland under the Companies Act 2014 and are fully insured for public liability, employer liability and professional indemnity.
What areas of Ireland do you cover?
We operate across Dublin, Cork, Galway, Limerick, Clare and Tipperary as our primary coverage counties. We can also cover adjacent counties — contact us to confirm availability for your specific location. Our base is in Clarecastle, Co. Clare.
Are you fully insured?
Yes. Anchor Facilities carries full public liability insurance, employer liability insurance and professional indemnity insurance. Insurance certificates are available on request and are provided to all clients as part of our onboarding process.
What makes Anchor Facilities different from other maintenance companies?
Three things set us apart. First — our technology. Every client gets a dedicated portal with real-time job tracking, digital reports with photographs and a live compliance dashboard. Second — our accountability. One director. One point of contact. If something is wrong, we own it. Third — our systems. We run on BigChange — enterprise field service management software — which means every job is documented, every deadline is tracked and nothing falls through the cracks.
How do I book a service or get a quote?
You can book via our contact page, by calling +353 (86) 875 8890, by WhatsApp on the same number, or through the WhatsApp chat widget on this website. We respond to all enquiries within 2 hours during operating hours.
💶 Services & Pricing
What is your callout fee?
Our standard callout fees vary by trade and requirements, it would cover the first hour including travel and initial diagnosis. After the first hour, our standard hourly rate (trade specific) applies during normal hours (Monday to Friday, 8am to 6pm). Evening rates (6pm to 10pm) also vary depending on the trade required and emergency out-of-hours rates (10pm to 6am and weekends) are subject to contract customers only, with a minimum two-hour charge. Contact us for more specific rates.
Do you charge for travel?
Travel within 30km of our Clarecastle base is included in the callout fee. For properties beyond 30km we charge €0.50 per kilometre each way beyond the threshold. We will always advise you of any travel charge before attending.
What VAT rate applies to your services?
The majority of our maintenance and repair services attract VAT at 13.5% under Schedule 3 of the Value Added Tax Consolidation Act 2010. Professional inspection and certification services — including PAT testing, EICR, Legionella risk assessments, Fire risk assessments and BER assessments — attract VAT at 23%. All invoices clearly show the applicable VAT rate for each line item.
📅 PPM Contracts
What is a PPM contract?
A Planned Preventative Maintenance contract is a fixed-price annual agreement under which Anchor Facilities conducts scheduled maintenance visits and manages all statutory compliance requirements for your property. Instead of reactive, ad-hoc maintenance — which is expensive and unpredictable — a PPM contract gives you a fixed monthly cost, scheduled engineer visits, full compliance management and digital reporting. Everything is planned, everything is tracked and nothing is missed.
How much does a PPM contract cost?
PPM contracts can vary depending on building type, number of services requiring cover, and overall management requirements on a particular site. Every PPM contract is built around your specific property — contact us for a free site assessment and bespoke quote.
What is included in a PPM contract?
PPM contract includes:
- Scheduled quarterly or monthly site visits
- Compliance calendar management — fire, gas, electrical, legionella, BER
- Digital job reports with photographs on every visit
- 24/7 client portal access
- Priority response for reactive maintenance between visits
- Annual PPM review meeting
- No surprise callout charges during contract term
What is the minimum contract length?
Our standard PPM contracts are 12 months, billed monthly. We offer a discount of up to 8% for annual prepayment. Rolling monthly arrangements are available in limited circumstances — contact us to discuss.
✅ Compliance
What compliance certificates does my commercial property legally require?
Every commercial property in Ireland has specific statutory compliance obligations. At a minimum, most commercial properties require:
- Fire Risk Assessment — annual
- Fire Extinguisher Servicing — annual
- Emergency Lighting Test & Certificate — annual
- Legionella Risk Assessment — annual
- Electrical Condition Report (EICR) — every 5 years or 20% test per year for 5 years
- Gas Safety Certificate — annual (if gas appliances present)
- PAT Testing — annual (for all workplace electrical appliances)
- BER Certificate — every 10 years for rental properties
What happens if I miss a compliance deadline?
Missing a compliance deadline can have serious consequences — insurance invalidation, regulatory fines, and in some cases criminal prosecution. Under Irish health and safety legislation, property owners and employers have a legal duty of care that extends to maintaining statutory certificates. Anchor Facilities tracks every deadline across your portfolio and contacts you in advance of every expiry date.
Are your engineers RGII and Safe Electric registered?
Yes. All gas work carried out under Anchor Facilities is performed by RGII registered engineers. All electrical work requiring certification is carried out by Safe Electric registered engineers. Registration details are available on request and are noted on every compliance certificate issued.
🚨 Emergency & Reactive
What is your emergency response time?
Our emergency SLA ranges from 4-24 hours for emergency callouts. Urgent repairs are attended within 2-5 working days and responsive non-urgent repairs within 30 days. For AHB and framework clients these SLAs are written into the contract and can vary depending on imprtance of the services if/ when effceted. Emergency callouts are available 7 days a week including bank holidays, terms and conditions apply.
How do I report an emergency maintenance issue?
For emergencies — call or WhatsApp directly on +353 (86) 875 8890. Do not wait for email — phone or WhatsApp is always fastest for emergency response. We are available Monday to Sunday 6am to 10pm and have emergency cover outside these hours.
Do you provide a job report after every reactive visit?
Yes — every single visit generates a digital job report with engineer notes, photographs taken on site and a record of materials used. This is issued within 24 hours of job completion and is automatically available in your client portal. You do not need to request it — it is issued automatically every time.
💻 Client Portal
What is the Anchor Facilities client portal?
The client portal is your dedicated online dashboard — accessible from any device, 24 hours a day. It shows every job we have ever completed for your properties, every compliance certificate, every service report and all upcoming scheduled visits. It is powered by BigChange — enterprise field service management software — and is included at no additional cost with every Anchor Facilities contract.
How quickly are reports available in the portal after a visit?
All job reports are published to your portal within 24 hours of job completion. In most cases they are available within a few hours. The engineer completes the digital job card on site using the BigChange mobile app — so the data is captured in real time and published automatically.
🏘️ Approved Housing Bodies
Do you work with Approved Housing Bodies?
Yes. Anchor Facilities is actively engaged with Approved Housing Bodies across Clare, Limerick, Tipperary, Galway and Dublin. We understand the procurement frameworks, documentation requirements and SLA standards that AHBs operate to — and our systems are built around those requirements. We offer framework agreements with defined rates, written SLA commitments and full digital reporting for AHB clients.
What is a framework agreement?
A framework agreement is a formal 12-month partnership under which Anchor Facilities is placed on your approved contractor list at agreed rates. All reactive maintenance jobs under a defined threshold — typically €2,500 — are instructed directly to us without re-tendering. Works above the threshold go to a minimum three-quote process in which Anchor Facilities is always included. This gives your organisation cost certainty, procurement compliance and guaranteed response times.
Do you manage RCT for subcontractors?
Yes. Anchor Facilities manages all Relevant Contracts Tax obligations for subcontractors engaged under client contracts. We notify Revenue through ROS before every subcontractor payment, apply the correct deduction rate and remit accordingly. All subcontractors engaged by Anchor Facilities are verified for RCT compliance, public liability insurance and relevant trade registrations before any engagement.
